As our Director of Facilities, you are responsible for the oversight of daily maintenance of campus buildings and systems which include HVAC, water, campus primary building electrical, central steam plant, and chilled water system. Manages department operations for procurement, maintenance, custodial activities, and construction projects.
Interprets, implements, and maintains compliance with all governmental and accreditation regulations.
Manages inventory on maintenance and custodial equipment and supplies. Researches replacement and upgrades in accordance to purchasing guidelines.
Conducts training for staff and contractors concerning safety procedures, safe operation of equipment, and machinery, materials handling and emergency issues.

Partners with various College departments and divisions to prepare buildings and grounds for scheduled activities.
Receives, processes, and coordinates work requests for all facilities repair, maintenance, and custodial requests.
Monitors information sources regarding inclement weather and hazardous road conditions. Consults with the Vice President of Administration & Finance to make recommendations on College cancellations, late starts, and early dismissals.
Maintains records, files, maintenance agreements, contracts, and warranty information for equipment and mechanical systems.
Serves as liaison with architects, engineers, and contractors regarding new construction, major renovations, and remodeling.
Facilitates projects to ensure they are completed within time, design, and budget specifications.
Develops and implements short and long-range maintenance plans to ensure resources are effectively utilized.
Participates in College safety planning to ensure staff are educated on the regulations of state and local codes.
Oversees recycling and garbage disposal for entire campus as well as driving new green initiatives.
Evaluates and implements energy conservation methods.
Participates in reviews for ADA, EPA, DNR, OSHA requirements related to the college's campus and buildings.
Participates in campus committees as assigned.
Performs other duties as assigned.
Unless otherwise approved under Hawkeye’s remote work policy, regular on campus and/or onsite attendance is considered an essential function of the position.
Minimum Qualifications
Bachelor’s degree in Engineering, Business Management or Technology Management.
Three (3) years of experience in the operations, the maintenance, and the support of commercial buildings.
Must possess a current driver’s license valid in the State of Iowa and a driving record insurable by the College’s insurer. Must be able to obtain additional endorsements as needed.
Ability to obtain an OSHA 30-hour card for General Industry within twelve (12) months of hire.
Experience with commercial building construction, building systems and the required maintenance procedures for HVAC, electrical, plumbing, fire suppression systems, low voltage systems (security/camera).
Knowledge of financial rules, required compliance regulations, laws, and procedures.
Must possess supervisory skills.
Knowledge of budget management and fiscal monitoring.
Knowledge of state and local building, safety, ADA, and health codes.
Demonstrated ability to work with a culturally diverse student population, faculty, staff, and the general public.
Ability to demonstrate strong interpersonal communication.
Skilled in PDF applications, Microsoft Office Suite, Google applications, and video conferencing technology.
Has knowledge or experience working with low pressure steam systems.
Demonstrated ability to execute organization and department policies and procedures.

Anticipated schedule is Monday through Friday 8:00 am – 4:30 pm with occasional hours during the evening or weekends as need arises.
Work is performed either in or a combination of an office setting and/or classroom setting using technology. Requires good hand-eye coordination including visual acuity to use a keyboard and read technical information; arm, hand and finger dexterity, including ability to grasp. Sit, stand, bend, lift and move frequently during working hours. During course of day, interact with students, faculty and staff in person, by telephone and computers.

Job Purpose
Performs skilled duties related to installation, operation, maintenance & repair to heating, ventilating & air condition ( HVAC ) systems within large campus dormitories, historic houses and buildings connected to the Central Energy Facility. This includes chilled water systems, steam heated hot water, steam condensate piping, and self-contained refrigerant systems. Installs, operates, maintains and repairs residential heating, ventilating and air conditioning units in smaller college buildings and dormitories, historical homes and office buildings. Duties include performing preventive maintenance, troubleshooting equipment problems and making repairs as required.
Minimum Requirements
A high school diploma and professional HVAC trade experience is required. Must be experienced in the installation, maintenance, troubleshooting, and repair of HVAC equipment in residential, industrial and commercial applications. A valid SC driver’s license, or the ability to obtain one within 30 days of employment, as the employee will be required to drive state vehicles to transport equipment and/or personnel. Must have EPA certification. Candidates with an equivalent combination of experience and/or education are encouraged to apply.

Must have knowledge regarding the handling of chemicals, refrigerants and industrial gasses. Should have considerable knowledge of HVAC equipment, tools, and work procedures, used in HVAC equipment maintenance and repair. Job Purpose
To perform routine preventive maintenance on a variety of light and commercial mechanical equipment at an institutional setting. To work independently to perform preventive maintenance and repairs on HVAC auxiliary equipment, plumbing equipment related to mechanical equipment, electrical equipment such as motors, breakers and their associated controls. Duties include performing preventive maintenance, troubleshooting equipment problems and making repairs as required.
Minimum Requirements
A high school diploma or GED , completion of a technical training program in a maintenance trade equivalent. A minimum of two years related experience and/or training (building or equipment maintenance); or equivalent combination of education and experience. Valid Driver’s License with clean driving record. Candidates with an equivalent combination of experience and/or education are encouraged to apply.
Required Knowledge, Skills and Abilities
• Basic knowledge of building systems and components. • General knowledge of maintenance and repair processes and procedures for building systems and components. • Basic knowledge of architectural, structural and building construction work methods, materials and practices. • Knowledge of standards, technical specifications, regulatory codes and safety regulations pertaining to the work performed. • Ability to read and interpret plans, specifications, operating manuals, diagrams, and charts of a complex technical nature. • Ability to operate instruments, tools and equipment related to the work assignments. • Excellent communication skills including verbal, written and presentation skills. • Exceptional attention to detail, specifically in accuracy of calculations and completeness of data. • Proficient in the use of personal computers for the preparation of detailed Building Condition Assessment reports. • Knowledge and skill in computer applications and related programs in support of business activities. • Experience with a work order management system is a plus. Overtime and call back work is required after normal working hours and on weekends, as needed. May be required to be on campus prior to and immediately following all emergencies such as hurricanes, floods, etc.

Assists with documenting and managing the campus building systems and components as part of the preventive maintenance program. Completes assigned work orders and notifies supervisor of any equipment failures, deficiencies or reasons why any scheduled PMs cannot be completed. Uses work order management system to document notes, time and materials for each work order. Assists with maintaining a current list of building equipment, determines frequency of service schedules, determines needed resources such as tools, materials and labor, and monitors the program’s effectiveness. Reviews manufacturer’s operation manuals and other related resources to determine optimum frequency of preventive maintenance schedules and makes recommendations to PM frequencies based on equipment age, use and environment. Assist with coordinating all PM schedules with the integrated work management system ( IWMS ). Works closely with Trades and Maintenance Services and Facilities Engineering to determine replacement cycles based on PM records. Job Purpose
Performs skilled duties related to installation, operation, maintenance & repair to heating, ventilating & air condition ( HVAC ) systems within large campus dormitories, historic houses and buildings connected to the Central Energy Facility. This includes chilled water systems, steam heated hot water, steam condensate piping, and self-contained refrigerant systems. Installs, operates, maintains and repairs residential heating, ventilating and air conditioning units in smaller college buildings and dormitories, historical homes and office buildings. Duties include performing preventive maintenance, troubleshooting equipment problems and making repairs as required.
Minimum Requirements
A high school diploma and professional HVAC trade experience is required. Must be experienced in the installation, maintenance, troubleshooting, and repair of HVAC equipment in residential, industrial and commercial applications. A valid SC driver’s license, or the ability to obtain one within 30 days of employment, as the employee will be required to drive state vehicles to transport equipment and/or personnel. Must have EPA certification. Candidates with an equivalent combination of experience and/or education are encouraged to apply.

Minimum Requirements
A high school diploma and professional HVAC trade experience is required. Must be experienced in the installation, maintenance, troubleshooting, and repair of HVAC equipment in residential, industrial and commercial applications. A valid SC driver’s license, or the ability to obtain one within 30 days of employment, as the employee will be required to drive state vehicles to transport equipment and/or personnel. Must have EPA certification. Candidates with an equivalent combination of experience and/or education are encouraged to apply.
Required Knowledge, Skills and Abilities
Must have knowledge regarding the handling of chemicals, refrigerants and industrial gasses. Assists with documenting and managing the campus building systems and components as part of the preventive maintenance program. Completes assigned work orders and notifies supervisor of any equipment failures, deficiencies or reasons why any scheduled PMs cannot be completed. Uses work order management system to document notes, time and materials for each work order. Assists with maintaining a current list of building equipment, determines frequency of service schedules, determines needed resources such as tools, materials and labor, and monitors the program’s effectiveness. Reviews manufacturer’s operation manuals and other related resources to determine optimum frequency of preventive maintenance schedules and makes recommendations to PM frequencies based on equipment age, use and environment. Assist with coordinating all PM schedules with the integrated work management system ( IWMS ). Job Purpose
To perform routine preventive maintenance on a variety of light and commercial mechanical equipment at an institutional setting. To work independently to perform preventive maintenance and repairs on HVAC auxiliary equipment, plumbing equipment related to mechanical equipment, electrical equipment such as motors, breakers and their associated controls. Duties include performing preventive maintenance, troubleshooting equipment problems and making repairs as required.
Minimum Requirements
A high school diploma or GED , completion of a technical training program in a maintenance trade equivalent. A minimum of two years related experience and/or training (building or equipment maintenance); or equivalent combination of education and experience. Valid Driver’s License with clean driving record. Candidates with an equivalent combination of experience and/or education are encouraged to apply.
Required Knowledge, Skills and Abilities
• Basic knowledge of building systems and components. • General knowledge of maintenance and repair processes and procedures for building systems and components. • Basic knowledge of architectural, structural and building construction work methods, materials and practices. • Knowledge of standards, technical specifications, regulatory codes and safety regulations pertaining to the work performed. • Ability to read and interpret plans, specifications, operating manuals, diagrams, and charts of a complex technical nature. • Ability to operate instruments, tools and equipment related to the work assignments. • Excellent communication skills including verbal, written and presentation skills. • Exceptional attention to detail, specifically in accuracy of calculations and completeness of data. • Proficient in the use of personal computers for the preparation of detailed Building Condition Assessment reports. • Knowledge and skill in computer applications and related programs in support of business activities. • Experience with a work order management system is a plus. All employees at the College are expected to perform their jobs in a safe manner in accordance with best safety practices as prescribed by their department, the Office of Environmental Health and Safety, and the Occupational Health and Safety Administration training as provided by Facilities Management at the College of Charleston.
Additional Comments Regarding Position
Must be able to perform manual labor and work outside in heat, humidity and inclement weather. Must be able to work in close quarters, climb ladders/stairs, enter/exit hatches, and work on rooftops. Must be able to work in areas of excessive heat/cold and lift or move furniture, objects and equipment weighing up to 50 pounds. Overtime and call back work is required after normal working hours and on weekends, as needed. May be required to be on campus prior to and immediately following all emergencies such as hurricanes, floods, etc.

What makes this role unique?
As the sole technician of the Ecology headquarters building, you play a crucial role as the first point of contact for tenants seeking assistance with building issues. Multiple government agencies have office space in this building, each with their own identity, mission, and corresponding needs and processes, offering this position a unique blend of challenges and variety. Much like other office spaces, the building is transitioning from traditional in-office work to a hybrid format. You will play a key role in facilitating that change as smoothly as possible.
What you will do:
Conduct daily in-person inspection and assessments of the building and grounds.
Coordinate with vendors and tenants to facilitate repairs.
Perform general repairs and maintenance of building hardware and fixtures.
Respond to customer inquiries or concerns in a timely manner.
Perform Planned Preventative Maintenance service to assigned building equipment.
Maintain an orderly tool shop and workspace.
Build healthy relationships with the building tenants and vendors.
Qualifications
Required Qualifications:
Years of required experience indicated below are full-time equivalent years. Full-time equivalent experience means that any experience where working hours were less than 40 hours per week will be prorated in order to meet the equivalency of full-time. We would calculate this by looking at the total hours worked per week, divide this by 40, and then multiply by the total number of months worked. Examples of the proration calculations are:
30 hours worked per week for 20 months: (30/40) x 20 months = 15 months full-time equivalent

Basic & Preferred Qualifications
1) All members of the Refrigeration department shall be certified in the operation of a Refrigeration machinery for operators with more than two years of experience this will be RETA CIRO, Certified Industrial Refrigeration Operator, 24-hour hazardous response, confined space entry, and confined space rescue, unless medically unable.
NOTE: (Operators that were in the Refrigeration Department prior to January 1, 2022, will have until January 2023 to complete their RETA CIRO.)
2) For new in house hires and those with under two years of experience this will be RETA CARO, Certified Assistant Refrigeration Operator. New hires will have six months to schedule exam and upon two years of experience level the operator will have six months to schedule test for CIRO. New hires will receive training in hazardous response and confined space.
3) For new hires from outside the company should have one or more of the following criteria.
Current CIRO or CARO RETA Certification
Graduation from GCAP, or equivalent, Ammonia Refrigeration Operator 1 or greater.
AAS in Refrigeration Technologies or Industrial Utilities from an accredited institution.
Minimum of one-year previous ammonia industrial refrigeration experience as well as one of the above requirements.
Troubleshoot, repair, and perform preventative maintenance on all ammonia refrigeration and HVAC equipment throughout the plant.

Basic & Preferred Qualifications
1) All members of the Refrigeration department shall be certified in the operation of a Refrigeration machinery for operators with more than two years of experience this will be RETA CIRO, Certified Industrial Refrigeration Operator, 24-hour hazardous response, confined space entry, and confined space rescue, unless medically unable.
NOTE: (Operators that were in the Refrigeration Department prior to January 1, 2022, will have until January 2023 to complete their RETA CIRO.)
2) For new in house hires and those with under two years of experience this will be RETA CARO, Certified Assistant Refrigeration Operator. New hires will have six months to schedule exam and upon two years of experience level the operator will have six months to schedule test for CIRO. New hires will receive training in hazardous response and confined space.
3) For new hires from outside the company should have one or more of the following criteria.
Current CIRO or CARO RETA Certification
Graduation from GCAP, or equivalent, Ammonia Refrigeration Operator 1 or greater.
AAS in Refrigeration Technologies or Industrial Utilities from an accredited institution.
Minimum of one-year previous ammonia industrial refrigeration experience as well as one of the above requirements.
Troubleshoot, repair, and perform preventative maintenance on all ammonia refrigeration and HVAC equipment throughout the plant.

The Senior Facilities Technician performs independent skilled journey level work in the fabrication, maintenance, and repair of facilities operating equipment and systems, performing related work as required. This work is completed independently, with complex problem solving required. Georgia CDL Driver’s License desired. CDL must be obtained within 12 months of employment.
For the Police Department Maintenance Technician position, a Class C Driver’s License is required. Before assuming supervisory responsibility of a jail inmate crew, the incumbent must complete the requirements for Georgia POST Jailor certification.
PHYSICAL DEMANDS

JOB SUMMARY
To assist Fleet Technician II and Fleet Technician III in providing safe, reliable and cost-efficient vehicles by learning to perform quality preventive maintenance inspections and repairs as well as learning to diagnosis and repair as required to prevent breakdowns on road, reduce vehicle downtime and improve total fleet reliability.
RESPONSIBILITIES
Learn to perform required inspections and preventive maintenance under the guidance of fleet technician II & III or fleet manager on vehicles and equipment to maximize the safety, reliability, and cost efficiency throughout the life cycle of the fleet.
Learn to perform FAI/CVI (Annual) (First Article Inspection - Commercial Vehicle Inspection) inspections on all fleet vehicles including tractors, trailers, converter dollies, light-duty vehicles, and any other company-owned equipment under the guidance
of fleet technician II & III or fleet supervisor or manager in accordance with all federal, state and local legal and regulatory agencies. (Includes all state-required inspections and frequencies).
Learn to perform quality preventive maintenance inspections per company methods under the guidance of fleet technician II & III, fleet supervisor or manager on all fleet vehicles including tractors, trailers, converter dollies, lift-gates, light-duty vehicles,
and any other company-owned equipment.
Learn to perform quality maintenance repairs under the guidance of fleet technician II & III or fleet supervisor or manager as required to maximize safety and reliability on all fleet vehicles including tractors, trailers, converter dollies, lift-gates, light-duty

Learn to perform maintenance repairs on all vehicles under the guidance of fleet technician II & III or fleet supervisor or managers such as inspections, scheduled repairs, malfunctions and road-call repairs in a safe, efficient, timely and quality

Address all driver vehicle inspection report write-ups timely, efficiently and correctly the first time under the guidance of fleet technician II & III or fleet supervisor or manager.
Diagnose cause of any malfunction and perform repairs to manufacturer specifications including but not limited to engines, transmissions and clutches, drive-line, differential, steering and suspension, fuel and ignition system, exhaust systems
(including regeneration systems), intake systems, electrical systems, brake systems, HVAC systems and lift-gate hydraulic, mechanical and electrical systems under the guidance of fleet technician II & III or fleet supervisor or manager.
Follow procedures including documenting all work performed on work order using complaint, cause, and correction format under the guidance of fleet technician II & III or fleet supervisor or manager.
Learn and develop efficiency in Sysco computer programs under the guidance of fleet technician II & III or fleet supervisor or manager
